VP – Malls
Job Purpose
Lead the commercial and operational performance of the mall portfolio, ensuring strong financial results, competitive positioning and consistent customer experience. The role provides strategic direction across leasing, mall operations, retail delivery, marketing and asset performance, while safeguarding long-term asset value.
Key Accountabilities
Mall Strategy & Commercial Performance
- Define mall strategies covering positioning, tenant mix, revenue targets and customer experience.
- Analyse market trends and portfolio performance to drive commercial decisions.
- Identify opportunities for expansion, repositioning and asset enhancement.
Leasing & Tenant Mix
- Lead leasing strategy, anchor negotiations and category planning to maximise occupancy and NOI.
- Approve key leases, renewals and commercial structures.
- Ensure tenant mix supports mall differentiation, footfall and revenue growth.
Mall Operations & Retail Delivery
- Oversee mall operations to ensure safe, efficient and high-quality environments.
- Monitor KPIs across facilities, security, parking, engineering and customer experience.
- Oversee retail delivery, fit-out standards, authority approvals and tenant compliance.
- Resolve major operational and retail delivery escalations affecting openings or business continuity.
Marketing & Customer Engagement
- Provide direction on mall marketing, events and activation strategies to increase footfall and brand visibility.
- Ensure campaigns and partnerships support each mall’s positioning and commercial objectives.
Financial & Asset Performance
- Lead annual budgets, CapEx plans and commercial targets.
- Monitor NOI, revenue, operating costs and performance variances.
- Drive financial discipline while supporting initiatives that enhance long-term asset value.
Leadership & Stakeholder Management
- Lead cross-functional teams across leasing, operations, marketing and retail delivery.
- Build strong relationships with major retailers, authorities, service providers and internal stakeholders.
- Drive consistent standards, commercial discipline and operational excellence across the mall portfolio.
Qualifications & Experience
- Master’s degree in Business Management, Real Estate, Retail Management or a related field.
- 20+ years of experience in mall management or retail asset leadership within the UAE/GCC.
- Strong experience in leasing strategy, mall operations, tenant relations and financial performance.
- Proven experience managing large shopping centres or multi-asset retail portfolios.
- Strong understanding of mall P&L, NOI optimisation, rental structures, tenant categories and anchor negotiations.
