Responsibilities

• Support maintenance operations at a regional level by performing hands-on maintenance
• Provide training and coaching to team members
• Ensure cost-effective practices are being followed across the company
• Travel daily between properties within assigned regions, with overnight stays as necessary
• Successfully collect monthly preventative maintenance logs
• Conduct quarterly inspections to maintain operational excellence
• Oversee multiple sites
• Develop training programs
• Manage vendors and capital projects
• Standardize processes across all sites
• Ensure adherence to customer service standards
• Work with maintenance staff to ensure resident maintenance issues are dealt with in a timely manner and that proper follow-through is done
• Support properties by assisting in and leading hands-on maintenance work, stepping into the task of Roaming, Lead, Maintenance II and Maintenance I positions as needed
• Cover properties directly or coordinate with local maintenance staff to ensure all properties have maintenance coverage within their assigned portfolio, preventing a lapse in coverage if there is a role vacancy
• Assist maintenance staff in resolving and handling repairs as needed on a daily basis
• Cover on-call for existing staff who are out of town, taking paid time off, sick leave or other applicable leave of absences
• Work with Regional Manager, HR, and Maintenance Superintendent to hire, train and develop on-site maintenance technicians according to company policy and procedure
• Regularly inspect property for safety and security issues, and ensure required maintenance and repairs are completed
• Assist property managers with preparation of maintenance operating budgets in accordance with owner objectives
• Lead region-wide quarterly training for maintenance staff
• Maintain systems for monitoring and tracking work orders, preventive maintenance work performed (accurately completed at all properties), compliance with safety requirements, supplies and parts inventories, purchases, and efficiently make-readies are performed according to expectations and standards
• Maintain positive and professional relationships with residents, vendors, and other staff members
• Make the manager aware of any health and safety concerns on site
