Job Description
- Walk all six properties on a regular schedule, inspect all areas to catch issues before they become problems.
- Manage rent collections and delinquency enforcement: calls, notices, payment plans, and escalation when warranted.
- Enforce lease compliance and handle violations through proper notice procedures.
- Conduct move-in and move-out inspections, plus routine unit condition checks, maintaining accurate records.
- Manage the full tenant lifecycle: applications, screening, lease execution, renewals, and move-outs.
- Directly oversee maintenance team's performance, assigning priority, reviewing work quality, and holding maintenance staff accountable.
- Research current market rates and bring recommendations to ownership for pricing decisions.
- Maintain accurate records in RentManager.
- Report directly to senior operations on collections status, property performance, and resident issues.
Qualifications
- 5+ years of residential property management experience required.
- Active collections management experience, with ability to hold the line and evaluate payment plans.
- Familiarity with Pennsylvania landlord-tenant law and eviction process; court experience is a plus.
- Valid Pennsylvania driver's license and reliable personal vehicle for daily travel.
- Proficiency with property management software, RentManager experience strongly preferred.
- Strong organizational capacity across multiple properties and competing priorities.
- Comfortable managing and holding maintenance staff accountable for performance.
