About the role

Job Description

  • Walk all six properties on a regular schedule, inspect all areas to catch issues before they become problems.
  • Manage rent collections and delinquency enforcement: calls, notices, payment plans, and escalation when warranted.
  • Enforce lease compliance and handle violations through proper notice procedures.
  • Conduct move-in and move-out inspections, plus routine unit condition checks, maintaining accurate records.
  • Manage the full tenant lifecycle: applications, screening, lease execution, renewals, and move-outs.
  • Directly oversee maintenance team's performance, assigning priority, reviewing work quality, and holding maintenance staff accountable.
  • Research current market rates and bring recommendations to ownership for pricing decisions.
  • Maintain accurate records in RentManager.
  • Report directly to senior operations on collections status, property performance, and resident issues.

Qualifications

  • 5+ years of residential property management experience required.
  • Active collections management experience, with ability to hold the line and evaluate payment plans.
  • Familiarity with Pennsylvania landlord-tenant law and eviction process; court experience is a plus.
  • Valid Pennsylvania driver's license and reliable personal vehicle for daily travel.
  • Proficiency with property management software, RentManager experience strongly preferred.
  • Strong organizational capacity across multiple properties and competing priorities.
  • Comfortable managing and holding maintenance staff accountable for performance.
