About the role

Property Manager – Manchester (Field-Based)

£28,000 per annum + Commission + Mileage | Full-time, permanent

About North Property Group

North Property Group (NPG) is a family-run, forward-thinking property business with offices in Manchester, Leeds, London and Hong Kong. Since 2017 we've grown quickly by doing things differently, and we've been recognised for it:

  • Sales & Lettings Agency of the Year 2024 at the RESI Awards
  • Ranked 46th in The Sunday Times list of the fastest-growing founder-led businesses (2023)
  • Among Yorkshire's top 10 fastest-growing businesses (2023)

As we grow, so do our people. We invest in our team, use modern tools, and give people a clear path to progress.

The role

As a Property Manager, you'll own everything that happens between one tenancy ending and the next one starting. From check-outs and deposit returns to inventories, compliance and getting a property ready for move-in day, you'll be the eyes on the ground for our Property Management team, keeping void periods short and our landlords' properties in great condition.

This is a hands-on, field-based role. You'll spend much of your week out at properties, supported by an experienced Senior Property Manager and our city-centre office team on Newton Street.

What you'll be doing

  • Carrying out end-of-tenancy check-outs and taking meter readings
  • Arranging and overseeing cleaning, maintenance and repairs between tenancies, keeping landlords updated
  • Processing deposit returns and negotiating fair deductions
  • Progressing new applications through to move-in, including chasing referencing and making sure all compliance documents are in place
  • Registering deposits for new tenancies
  • Completing inventories and pre-tenancy meter readings
  • Arranging any works needed so properties are ready for new tenants on time
  • Visiting vacant properties that are struggling to let and recommending improvements
  • Raising landlord invoices for tenancy transition works and supporting your Senior Property Manager

What we're looking for

  • A strong understanding of property condition, maintenance and tenancy transitions
  • Confidence carrying out check-outs, inventories and property assessments
  • Excellent organisation and time management, as you'll be juggling multiple properties and deadlines
  • Clear, confident communication, especially when explaining works or deductions to landlords and tenants
  • A calm, professional manner, particularly with tenants at the end of their tenancy
  • The ability to work independently and use your initiative
