Project Director You lead a project — not just the drawings, but the client, the budget, the schedule, the consultants, the permits, the contractor. You are the person who knows what is happening on every project you touch, and who the client calls when they have a question. You represent Holm Studios with confidence and care in equal measure.
What You Will Do
- Lead all project phases, Pre-Design through Construction Administration
- Act as primary client contact: all correspondence, presentations, and sign-offs
- Own and communicate project budget and schedule every phase
- Manage consultant scope, RFPs, contracts, and coordination
- Lead client presentations with Senior Project Director oversight
- Manage agency submissions, permit process, and bid administration
- Coordinate the design team; assign and track deliverables
- Identify and mitigate project risks before they become problems
- Establish and run the CA protocol: GC relationship, site meetings, submittals, RFIs
What We Are Looking For
- Accredited professional degree in architecture with 6–8 years of experience in high-end residential design and project management
- Highly proficient in Revit, AutoCAD, Rhino, Adobe Creative Suite; in-depth knowledge of documentation, codes, materials, and construction technologies
- Proven ability to manage multiple projects simultaneously — timelines, budgets, deliverables
- Confident, empathetic communicator with strong client relationship instincts
- A genuine leader — people grow under your direction
- You hold yourself and others to a high standard without making the process feel heavy
How We Work Holm Studios is a small studio. Everyone touches the work. There is no layer between your effort and the outcome, and that is by design.
We believe the process should feel like a privilege. Our weekly rhythms are intentional. Our reflection meetings are real. We celebrate the work honestly — including the parts that didn't go as planned, because those are where the learning lives.
We are based in Los Angeles at 170 S La Brea Avenue, Suite 102. We work in person. After an onboarding period, structured remote flexibility is available to staff who have earned it.
