About This Role
This role is for a licensed Private Investigator to join a real estate wholesale company. You will be responsible for tracking down property owners and their heirs, making initial contact, and pitching acquisition opportunities. This position requires fieldwork, including door-knocking and in-person lead generation, alongside investigative research. It is a steady, weekly-volume contract for someone who enjoys both investigation and deal-making.
Responsibilities
- Locate current addresses, phone numbers, and contact information for property owners
- Identify and locate heirs/relatives of deceased property owners, including probate research
- Conduct in-person field research (canvassing neighborhoods, door-knocking, talking to neighbors/associates) when database searches are not enough
- Formally introduce located owners/heirs to the team
- Make first contact and present the initial offer/pitch on potential acquisitions
- Deliver verified contact information and pitch outcomes on a weekly basis
- Maintain confidentiality and comply with all applicable investigative and privacy laws
Requirements
- Active, valid Private Investigator license (preferred but not required)
- Experience in skip tracing and/or probate/heir research
- Willing and able to conduct in-person, on-the-ground fieldwork
- Comfortable making outbound calls and pitching an offer or opportunity
- Reliable transportation
- Strong communication and negotiation skills
Benefits
Application Process
- Answer the following questions:
- Do you currently hold an active, valid Private Investigator license? Please provide your license number and issuing state.
- Have you ever had a PI license suspended, revoked, or denied?
- Are you comfortable working strictly as a 1099 independent contractor, paid on commission rather than hourly/salary?
- Are you comfortable and available to do in-person fieldwork (canvassing neighborhoods, door-knocking, talking to neighbors) as a regular part of this role, not just database/phone research?
- Do you have reliable transportation and are you willing to travel within the Phoenix metro area for this work?
- How many years of experience do you have in skip tracing or heir/probate research?
- What tools or databases have you used for skip tracing (e.g., TLO, IDI, Lexis, public records sites)?
- Describe a time you located a hard-to-find person using field or in-person methods, not just online records.
- Have you made cold calls or in-person pitches to convince someone to consider an offer, deal, or opportunity? Describe your experience.
