Portfolio Manager

About This Role

Managing a portfolio of 300 to 400 scattered-site single-family homes and multi-family residential buildings is the core of this role, overseeing their day-to-day operations. The position suits a candidate with experience in scattered-site and multi-owner management.

Responsibilities

• Collaborate with department leaders to maintain an optimal external and internal property management experience
• Monitor the occupancy levels of the portfolio and manage onsite staff to meet the owner’s objectives
• Maintain positive owner relations
• Assist owners with individual requests/requirements particular to each property in a timely manner
• Resolve resident concerns/issues and provide the highest level of service
• Handle rent collections, three-day notices, and the eviction process (including attending court hearings)
• Oversee and create advertising and marketing plans
• Conduct unit inspections and manage the turnover process
• Perform property inspections and reports
• Manage the leasing process, show properties, and approve applications
• Oversee and issue maintenance requests
• Maintain and create resident files, resident letters, etc.
• Possess detailed knowledge and awareness of property competition and other market conditions affecting leasing and operations
• Perform on-call duties for emergency response as needed
• Manage invoices and expenses for accurate and timely processing
• Perform routine and random property inspections to assess property condition

Requirements

• Excellent communication skills and a team player
• Strong grammar and organizational skills
• Ability to multi-task between office duties, property inspections, leasing showings, and handle multiple tasks simultaneously
• Proven supervisory experience
• Must be proficient in MS Office 365
• Strong knowledge of California Landlord Tenant Law
• Proficient in Appfolio
• Ability to travel with reliable transportation
• Flexibility to work evenings and weekends as needed for emergencies
