About the role

Role Objective: To be responsible for overall management and coordination of project execution. Must be able to perform all post tender activities of construction until the handing-over and completion of the defects liability period of the project.

Key Responsibilities

Planning & Execution

  • Understand project goals, helps Construction Manager in preparation of project execution strategy
  • Supervise and monitor the MEP contractors/sub-contractors on site
  • Allocate work with clear job responsibilities to engineers and supervisors
  • Advise Construction Manager regarding critical deficiency of contractors and associated risks and suggest corrective measures
  • Cost Analysis & productivity analysis to be done and well implemented at site
  • Coordinate with the Planning Department for updating in master project plans and working out recovery plans in case of delays
  • Document project progress and/or delays through letters which can be used as contractual aids during disputes.
  • Able to review resource reports like (manpower histograms, plant and machinery schedule) and ascertain adequacy of resources deployed for timely completion of the project
  • Review and approve the monthly bills of the contractors
  • Review variation requests and coordinate with the Procurement department for necessary actions
  • Coordinate with Liaison Department for connections and approvals from the Utility Providers / Municipality
  • Coordinate with the Facilities Management department for a smooth transition from contractor maintenance to in house maintenance
  • Seek and review the following documents to be generated by the contractor:
  • Shop Drawings, Material Submittals and Method Statements
  • As-built Drawings
  • Testing & Commissioning Procedures
  • Operation & Maintenance Manuals, Handing/Taking Over Documents
  • Plan and arrange the training of the in-house Facilities Management team on various systems prior to the handing/taking over of the project

Safety & Quality

  • Make sure that safety procedures are followed on site without exceptions and all P & E are maintained in proper conditions
  • Maintain strict quality control in all work activities, prepare method statements and checklists and make sure same is followed strictly on site
  • Raise Non Conformance Reports in case of deviations from specifications or industry best practices
  • Inspect and ensure proper workmanship by the contractors/subcontractors
  • Coordinate with the in-house Design Management department on project issues
  • Be adept in and aware of International and Local Building Codes.
  • Have hands on experience on the procurement, installation and testing & commissioning of HVAC Systems/ Plumbing/Electrical Works & ELV Works.

Skills: Strong knowledge of installation and testing & commissioning of all Electrical/Mechanical Systems used in building services and infrastructure projects

  • Prior experience of design or maintenance will be an added advantage
  • Awareness/ Exposure on various Construction/System methodologies

Qualification: Bachelors Degree/Diploma in Electrical/ Mechanical Engineering.

Education Criteria - Minimum 60% or above in SSC & HSC.

Practice and Other Requirements: Minimum 8+ years of experience in real estate or construction company
