Position: Engineering Executive / MEP Engineer

Key Responsibilities
- Plan and execute preventive maintenance for electrical, HVAC, BMS, and other MEP infrastructure.
- Conduct regular inspections of MEP systems as per prescribed checklists and ensure timely rectification of technical issues.
- Perform performance testing of MEP systems and ensure efficient and reliable operation.
- Diagnose, maintain, troubleshoot, and repair mechanical and electrical equipment within the property.
- Manage and maintain BMS operations, including monitoring and maintaining associated systems.
- Oversee and maintain CCTV, Fire Alarm System (FAS), smoke detectors, VESDA, Fire Suppression Systems (FSS), FM200 & FE227 systems, water leak detection systems, and access control systems.
- Maintain proper records and documentation, including monthly MIS, electrical inventory, store consumption, maintenance reports, and equipment records.
- Conduct regular floor and facility rounds to identify technical issues related to electrical, HVAC, plumbing, carpentry, and general maintenance.
- Prepare and maintain snag lists and coordinate with relevant teams/vendors for timely closure of identified issues.
- Coordinate with external technical auditors, support audits, and implement recommendations for system improvement.
- Coordinate with external agencies, contractors, and service providers for maintenance and technical activities.
- Ensure all MEP and facility systems are maintained in accordance with required safety, operational, and quality standards.
Required Skills & Experience
- 4–6 years of overall experience in real estate, facility management, building maintenance, or property engineering.
- Must have hands-on experience managing residential and commercial projects.
- Strong knowledge of MEP systems, electrical maintenance, HVAC, BMS, fire & safety systems, and facility operations.
- Good troubleshooting and problem-solving skills.
- Experience in maintenance documentation, MIS, inventory management, and vendor coordination.
- Ability to independently monitor day-to-day engineering and maintenance activities.
Educational Qualification
- Degree/Diploma in Electrical or Mechanical Engineering from a recognized institution.
Preferred Candidate Profile
Candidates with hands-on experience in MEP maintenance, facility engineering, property management, or building operations, particularly within residential and commercial real estate projects, will be preferred.
