Maintenance Supervisor

About This Role

This role ensures all maintenance service requests and repairs are made correctly and in a timely manner, inspects grounds, buildings, and other community features to minimize liability concerns, and manages turn-key operations. The Maintenance Supervisor is responsible for direct supervision of the maintenance team, working with vendors in scheduling work, and managing the supply order process.

Responsibilities

• Complete and assign work to the service team, including service requests and make-readies
• Order necessary equipment and supplies in accordance with the budget
• Inspect make-readies prior to move-in
• Maintain property logs such as refrigerant, pool chemical, and mold logs
• Analyze and resolve escalated maintenance issues
• Coordinate and schedule outside vendors, as needed
• Participate in "on call" rotation and respond to emergency calls as needed
• Carry out supervisory responsibilities in accordance with company policies and applicable laws
• Interview candidates
• Plan, assign, and direct work
• Appraise performance, coach, teach, and train employees
• Adhere to all company policies, including safety and Fair Housing
• Perform other duties as assigned

Requirements

• HVAC Certification required (Type 1 & 2 or Universal)
• Proficient in plumbing, HVAC, electrical, and appliance repair
• Proficient in the use of computers and online applications
• Strong constant finger and hand dexterity with ability to grasp/turn, touch, feel, and reach
• Strong sensory skills such as good eyesight, good hearing; ability to comprehend and speak

Nice to have:

• Three years of relevant supervisory experience in property management
• Five years of maintenance experience
• Certified Pool Operator (CPO) may be required
• Working knowledge of property systems such as Yardi, Entrata, and HappyCo
• Working knowledge of Microsoft Office
• Depending on the property, a valid driver's license and automobile insurance may be required

Important Details

• Schedule: Weekend work may be required
• On-call duty: May participate in "on call" rotation and respond to emergency calls as needed
