Loan Processor

About This Role

The Loan Processor is responsible for managing the mortgage loan file from application through closing, ensuring all borrower documentation is complete, accurate, and compliant. This role coordinates with various parties to facilitate a smooth loan closing and requires a strong understanding of different loan guidelines.

Responsibilities

• Review new loan applications for completeness and accuracy
• Collect and verify required documentation such as income, assets, employment, and credit reports
• Ensure documents meet agency, lender, investor, and regulatory guidelines
• Create and maintain well-organized, compliant loan files
• Serve as the primary point of contact for borrowers during the loan process
• Coordinate with Loan Officers, Underwriters, Title/Escrow, and Appraisal Management Companies
• Communicate outstanding conditions clearly and professionally
• Verify income calculations and review AUS findings (DU/LP)
• Ensure adherence to TRID, HMDA, RESPA, and state/federal compliance requirements
• Prepare files for underwriting and follow up for clear-to-close
• Coordinate closing dates and final documents with Title/Settlement Agent
• Validate final Closing Disclosure for accuracy and ensure closing conditions are met

Requirements

• 3+ years of experience as a Loan Processor in U.S. mortgage operations
• Knowledge of Conventional, FHA, VA, and/or Non-QM programs
• Experience with LOS platforms (Encompass preferred)
• Strong understanding of TRID regulations and investor overlays
• Excellent communication and multitasking skills

Nice to have:

• AUS proficiency (DU/LP)
• Experience in Correspondent or Wholesale lending
• Self-employment/tax return income analysis skills
• Closing Disclosure review experience
