Facilities Director

About This Role

The Facilities Director oversees and performs a wide range of operational tasks, ensuring the maintenance of association-owned properties and contributing to the company's purpose of building community. This role is a valued part of operations and suits a facilities maintenance professional looking to make a positive difference.

Responsibilities

• Oversee the facility maintenance of association-owned properties
• Routinely inspect facilities, establish and implement a preventative maintenance schedule/calendar, and maintain records of planned service
• Obtain multiple bids for contracted work and issue work orders
• Build key relationships with vendors and contractors while directing and evaluating their performance
• Review invoices prior to payment to ensure accuracy
• Meet with insurance adjusters in the event of an insurance claim involving common property
• Provide written reports and photo documentation of any facility damage
• Establish and maintain a maintenance schedule in accordance with the association’s annual operating budget

Requirements

• Strong communication skills, both written and verbal
• A minimum of 5 years of experience in facilities management/maintenance
• Project management skills, including the ability to plan and execute on deliverables
• Knowledge to read and understand contracts, construction plans, and schematics
• Ability to establish and maintain good working relationships with Board, staff, residents, volunteers, and contractors
• Strong supervisory skills to manage the work of employees, contractors, and vendors
• Ability to work evenings and weekends as necessary and respond to after-hours emergencies
• Strong computer skills with Microsoft Office
• Skills in carpentry, HVAC, electric, plumbing, and other building trades
• Ability to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspections
• Ability to repetitively lift and carry up to 50 lbs. and perform other physical labor
• A valid driver’s license and vehicle insurance
• Must pass a pre-employment physical, drug screen, and background check
• Ability to walk long distances in various weather conditions
• Occasionally lift and carry supplies or equipment up to 25 pounds
• Capability to sit or stand for extended periods during meetings or events
• Skills in using technology, including computers and mobile devices
• Ability to operate a vehicle to perform certain job functions
