Development Manager

About This Role

This Development Manager role is responsible for executing the retail development strategy across the EMEIA region, focusing on new store openings, refreshes, and critical MEP replacement projects from concept to closeout. The position involves leading projects, managing external partnerships, and ensuring functional and operational excellence in line with Apple's quality and design standards.

Responsibilities

• Lead all projects from concept to closeout, directly managing schedules, budgets, quality, safety, and facilities turnover
• Drive functional and operational excellence of all projects and programs by providing consistent and prescript feedback to all cross-functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc.
• Ensure projects are set up with best practice processes and systems, aligning with Apple Standards of quality and design
• Manage external partnerships, including engaging, negotiating, and signing off on general contractors, design consultants, and vendors (including SOWs, CPSAs, proposals, and change orders)
• Provide technical support in the development of project Proformas, budgets, schedules, and comparative analyses at key workflow stages (Gate1, Gate2, Schematic Design Review, GC Contract signing)
• Collaborate with cross-functional teams (real estate, design, innovation, security, IS&T) to provide consistent feedback and ensure seamless project execution
• Partner with leasing managers to review lease terms and obtain landlord approvals, while maintaining positive relationships with local government jurisdictions and works councils
• Manage the closeout process, including final commissioning, warranties, construction defects, design errors and omissions, and the final turnover of the project to the facilities team

Requirements

• Construction/project management experience with a demonstrated focus in delivering outstanding retail stores or workplaces internationally
• Experience in large developments such as retail store expansions, campuses, and other hyper-scale construction
• Expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve a large real estate portfolio, including mechanical, electrical, plumbing, controls, fire-alarm, lighting, furniture, etc.
• Proven ability to collaborate with internal and external partners to meet deadlines and project schedule
• Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value
• Excellent leadership, communication (keynote), and supervisory skills, including experience working with all levels of an organization and ability to handle customer service issues involving employees in a professional and positive manner
