Contract Manager

About This Role

This role is for an experienced Contracts Manager or a Senior Site Manager ready to advance, focusing on social housing and passive fire protection projects. The successful candidate will oversee contract delivery, manage commercial performance, and build strong client relationships within the West Midlands.

Responsibilities

• Oversee the successful delivery of social housing contracts, ensuring programmes, budgets, and quality standards are achieved
• Manage commercial performance, including cost control, variations, valuations, subcontractor costs, and contract profitability
• Build and maintain strong relationships with housing associations and other clients, leading progress meetings and managing expectations
• Monitor KPIs, programme performance, and contractual obligations, identifying risks and implementing solutions
• Work closely with site teams, subcontractors, and operational colleagues to ensure efficient project delivery
• Identify opportunities to improve commercial performance, reduce costs, and maximise contract value
• Maintain high standards of health and safety, quality, and compliance across all works

Requirements

• Proven experience within the social housing sector, ideally across planned maintenance, refurbishment, repairs, or fire safety works
• Experience as a Contracts Manager, or a Senior Site Manager ready to progress into a wider contract management role
• Strong commercial awareness, including an understanding of budgets, valuations, variations, cost control, and profitability
• Excellent client-facing skills, with the confidence to manage housing association relationships, lead meetings, and resolve issues professionally
• Experience managing teams, subcontractors, and competing priorities across multiple projects or contracts
• A proactive, commercially focused approach, with the ability to take ownership of performance and drive results
