Construction Project Manager

About This Role

This project management role focuses on leading control systems projects within the HVAC division. It involves planning, executing, and completing projects on-site with customers, overseeing financial results, and ensuring customer satisfaction. The ideal candidate will have HVAC controls knowledge and proven project leadership abilities.

Responsibilities

• Act as the primary on-site leader for execution teams on assigned projects
• Develop project schedules and execute according to plan
• Evaluate the contractual scope of work and the impact of client-issued bulletins, field directives, and/or scheduling changes
• Actively pursue additional work through change orders
• Perform associated cost estimates, prepare proposals, and negotiate final settlement price and customer acceptance
• Manage costs, billings, and collections
• Complete project billings in a timely and accurate format to the client and maintain profitability goals and positive cash flow
• Review and interpret contract Terms and Conditions
• Analyze financial reporting systems and project schedules to proactively address potential problems
• Effectively communicate project progress, issues, and financial status to management
• Utilize Microsoft Project to execute and evaluate job progress and risks
• Manage risks and establish project recovery plans when required
• Resolve disputes with minimal need for escalation
• Ensure project document controls follow contract requirements and JCI standards
• Oversee project construction for compliance with specifications, local codes, and installation techniques
• Manage the selection, ordering, and delivery schedule of materials to be procured for the projects assigned
• Develop and maintain viable long-term relationships with customers, consultants, prime contractors, and subcontractors
• Attend job progress meetings as required, ensuring that subcontractors understand expectations of the project
• Coordinate with the HVAC Installation Manager, Systems Team Leader, Systems Engineering Leader, and/or Branch Mechanical Project Team Leader for allocation of resources needed to meet project objectives
• Ensure any engineering and commissioning performed by the field team is in accordance with established standards
• Facilitate escalation of product-related problems
• Adhere and ensure Johnson Controls staff and subcontractors adhere to all safety standards
• Be responsible for following consistent and repeatable project management procedures and processes
• Maintain an effective balance between customer satisfaction and project financial results
• Maintain positive cash flow and assist in cash collection as needed
• Secure pricing and availability from outside vendors and suppliers, mechanical and electrical subcontractors including scope, terms, and conditions
• Negotiate, prepare, and issue subcontracts
• Be responsible for subcontractor payment and billing processes

Requirements

• Minimum of an associate’s degree with four years of field experience or six years of equivalent related field experience in the construction industry
• Relevant experience in commercial building construction and design
• Excellent communication and organization skills, and the ability to lead projects
• Proven verbal and written communication skills; must be able to communicate technical material to a non-technical audience
• Computer proficiency in Windows, Excel, and other software
• Knowledge of project accounting, costing principles, and contracting
• HVAC Controls Knowledge
• Customer Communication experience
• Proven ability to lead projects

Nice to have:

• Bachelor’s degree in construction management, or equivalent and six years field experience in the HVAC industry/Building Automation industry
• Experience in preparing reports for upper management regarding status of project
• High degree of regard for employee and subcontractor safety
• PMP certification
