Key roles and responsibilities include:
- Quality Control Assurance: Implementing rigorous quality assurance (QA) and quality control (QC) procedures to meet the exceptional standards required for a high-end property. This involves regular, detailed inspections of all work, using checklists, and conducting material tests to ensure compliance with design specifications and industry standards.
- Supervision of Specialized Works: Directly managing and supervising skilled craftsmen and subcontractors for various finishing tasks, including:
- Tiling and marble/stone works (ensuring minimal joint lines and perfect alignment).
- Plastering and painting (ensuring smooth, flawless wall and ceiling surfaces).
- Carpentry and joinery (ensuring precision in custom woodwork, cabinetry, and door/window fixing).
- False ceilings, waterproofing, and fa ade finishes.
- Coordination with MEP (Mechanical, Electrical, and Plumbing) teams to ensure fittings and fixtures are installed correctly and integrate seamlessly with the architectural finishes.
- Drawing Interpretation and Implementation: Possessing the ability to read, interpret, and implement complex architectural, structural, and interior design drawings and specifications accurately. The engineer must resolve any discrepancies between drawings and site conditions in coordination with architects and designers.
- Material Management: Verifying the quality of all incoming high-end materials, ensuring they meet approved samples and standards, and managing their storage to prevent damage. This also includes calculating material quantities and managing procurement to avoid shortages or wastage.
- Project Scheduling and Monitoring: Developing and monitoring a detailed project schedule for finishing activities to ensure timely completion of the sample flat. The engineer is responsible for tracking progress daily and weekly, identifying potential delays, and implementing corrective actions proactively.
- Snagging and Handover: Leading the process of preparing and addressing snag lists (defect identification and rectification) to ensure a defect-free and flawless final product before client handover.
- Safety and Compliance: Ensuring strict adherence to health, safety, and environmental regulations and standards at the worksite.
- Documentation and Reporting: Maintaining meticulous documentation, including daily progress reports, inspection records, material logs, and change orders, and providing regular updates to project managers and stakeholders.
